Project Overview

Completed at the height of the COVID-19 pandemic, the Green Bay Packaging project presented a unique combination of technical complexity, strict production constraints, and critical environmental controls. This large-scale commercial roof replacement involved the removal of extensive rooftop infrastructure—river rock, large I-beams, and up to 10-foot piping—followed by the precision installation of a fully adhered, FMI I-160 rated Duro-Last roof system.
The building housed sensitive corrugated cardboard production machinery, meaning moisture infiltration was absolutely unacceptable. Our team not only had to execute the entire roofing system to meet FM Global’s high wind uplift requirements, but also ensure the interior remained dry, dust-free, and operational throughout the project. The result was a carefully engineered solution delivered under pressure, without disrupting critical operations.

Scope of Work 

Pre-Roof Demo & Prep

  • Safely removed 10–12” steel I-beams, 8–10 ft rooftop piping, and large quantities of river rock ballast
  • Maintained a fully watertight roof at all times during demo to protect interior packaging equipment and paper product inventory 

Insulation & Fastening Strategy

  • Installed 1″ PolyISO insulation
  • Collaborated with Duro-Last engineers to develop a custom FM I-160 fastening pattern to meet insurance specifications
  • Perimeter fasteners designed for higher wind resistance than interior zones

Membrane Installation

  • Applied Duro-Last PVC membrane using RhinoBond technology
  • RhinoBond plates welded directly through the membrane for secure, concealed attachment
  • Delivered with a 20-year NDL (No Dollar Limit) material and labor warranty

  • Partnered with Duro-Last engineers to customize a fastening pattern tailored to meet required wind uplift ratings and code compliance.
  • Worked around live operations at full capacity while adhering to enhanced safety and sanitation protocols.

Results & Client Feedback
