Project Overview

This cold-weather roofing project involved a complete tear-off and replacement for a large commercial retail building in Southern Ohio. Code requirements called for a full system upgrade, meaning our team needed to remove the existing roofing down to the bare B-decking and rebuild the system from the deck up—all while navigating the logistical and material challenges of a winter install. 

We engineered a layered insulation and vapor barrier solution designed to meet R-25 energy code requirements while preventing condensation issues that can plague cold-weather roofing projects. A high-performance tan Duro-Last single-ply membrane capped off the system, delivering lasting protection and energy savings. 

Scope of Work 

Complete Roof Tear-Off 

  • Stripped all existing roofing materials down to the B-decking 
  • Inspected and prepped deck for new insulation system 

Insulation & Vapor Barrier Assembly 

  • Installed first layer of 2.2” ISO insulation, staggered joints for maximum thermal performance 
  • Rolled out 6-mil vapor barrier to block warm air from penetrating insulation layers 
  • Applied second layer of 2.2” ISO, staggering joints for R-25 compliance 
  • All penetrations and curbs sealed with spray foam to ensure airtightness 

Membrane Installation 

  • Installed tan Duro-Last single-ply membrane, ideal for visibility and solar reflectivity 
  • Heat-welded seams and precision detailing around all penetrations 
  • Delivered a finished system warrantied for 20 years NDL (no dollar limit)
