80,000 Sq. Ft. Restored Without A Full Tear-Off
This Duro-Shield silicone restoration project was completed in 2021 on a large commercial office building in Dublin, Ohio, just outside Columbus. Spanning 80,000 square feet, the building had previously been roofed with a Duro-Last membrane. Over time, the structure experienced water intrusion, primarily around the interior scupper boxes, which led to isolated areas of wet insulation.
Our team was brought in to restore the roof using Duro-Last’s silicone coating system, extending its service life while avoiding the cost and disruption of a full tear-off. We identified and replaced wet insulation, repaired and primed the membrane, then applied two coats of Duro-Shield silicone for a seamless, watertight finish backed by a 20-year NDL warranty.

What We Applied

Surface Preparation
Extensive pressure washing across the full roof surface, followed by sealing every visible fracture in the existing membrane.

Flashing & Penetration Detailing
All tie-in areas, scuppers and repaired sections were primed with Duro-Last’s two-part epoxy primer to ensure proper adhesion and long-term curing.

Silicone Coating Application
Two coats of Duro-Shield silicone were applied at 30 wet mils per coat, delivering superior waterproofing and UV resistance across the full roof surface.

Verification & Warranty
Post-application pull tests returned 7 to 11 lbs, exceeding standard expectations, backed by a 20-year NDL material and labor warranty.
