Project Overview

Manchester Local Schools was preparing for a major building reorganization within their district. One building was brand new, while three others ranged from 60–80 years old. The district’s old high school had developed multiple roof leaks, and officials knew a solution was needed before students returned in August.
Another contractor had proposed a full tear-off with tapered insulation, but the cost came in far beyond the district’s budget. That’s when Manchester Schools asked Technique Roofing to provide an alternative.
After a full evaluation, we recommended a strategic re-roof approach rather than a costly full tear-off. Given the age of the buildings, installing a 50-year roof system was unnecessary. Instead, we engineered a solution that would realistically outlast its warranty—bringing these historic buildings closer to the century mark while protecting taxpayer dollars

Scope of Work

Comprehensive Roof Evaluations

  • Assessed all four buildings across the district
  • Identified that the building scheduled for replacement was actually in better condition than two of the others

Strategic Re-Roof Plan

  • Recommended reroofing three buildings instead of one
  • Provided pricing for all three structures under a re-roof scope

Spray Foam Remediation

  • Addressed a 10-year-old spray foam roof that was blistering and allowing water infiltration
  • Carefully scarfed foam to a smooth, stable surface
  • Controlled debris to prevent foam particles from spreading across the property

System Installation

  • Installed 60 mil Duro-Last membrane
  • Delivered a 25-year NDL material and labor warranty

Challenges & Solutions

Challenge

  • Initial full tear-off proposal exceeded budget
  • Spray foam blistering and active leaks
  • Tight summer timeline
  • Multiple aging buildings

Solution

  • Developed a cost-effective reroof solution that maximized value and long-term performance
  • Carefully removed compromised areas while stabilizing existing substrate
  • Completed over 200,000 sq. ft. in under two months, finishing well before the start of the school year
  • Conducted a district-wide assessment and prioritized roofing where it was needed most

Financial Impact

By re-evaluating the scope and recommending a smarter approach, Technique Roofing:
  • Saved Manchester Schools over $1,000,000
  • Completed roofing work on three buildings instead of one
  • Allowed the district to preserve capital funds for other needs
  • Delivered all projects for less than the competitor’s price for a single building
This is a clear example of how value engineering and honest assessment can dramatically benefit school districts.

Results

Manchester Schools entered the new academic year with:
  • Three fully protected buildings
  • A watertight, energy-efficient roofing system
  • Long-term warranty protection
  • Significant cost savings
  • Zero disruption to the school year
The district was able to reinvest savings back into their facilities while ensuring their buildings are protected for decades to come.
