Project Overview
For this project, Technique Roofing was contracted to apply a high-performance 838 acrylic coating system to a large commercial storage facility in Central Ohio. The building featured continuous metal panels with no ridge cap, requiring special attention to detail at the fasteners and seams to ensure a fully watertight application. The scope included two coats at two gallons per square, along with fastener treatment and edge reinforcement using 838 MS sealant.
The facility remained open and operational throughout the project—making customer access and safety our top priority. As with many commercial environments, the owner’s main concern wasn’t just the end result—it was ensuring their customers experienced no inconvenience. We were proud to meet that standard.
Scope of Work
- Edge & Fastener Reinforcement
Treated all fasteners and panel edges with 838 MS sealant to secure vulnerable points and ensure long-term performance on the continuous panel roof system.
Acrylic Coating Application
- Primed the entire roof surface.
- Applied two coats of 838 acrylic coating:
• 1st Coat – 1 gallon per square
• 2nd Coat – 1 gallon per square - Total coverage: 2 gallons per square, as required for full NDL warranty protection.
Warranty Coverage
Delivered a 10-year No Dollar Limit (NDL) warranty covering both material and labor.

- With customers frequently visiting their storage units, we coordinated work zones to allow ongoing access. Our team worked efficiently and respectfully to avoid disrupting tenants and ensure safety at all times.
- Despite all precautions, a small amount of overspray did contact a parked vehicle. Our team responded immediately—pressure washing the car and working directly with the customer to make it right. This quick resolution reinforced the facility owner’s trust in our professionalism and accountability.
