Project Overview
Air Rite Services—a respected HVAC contractor in Cleveland—reached out to Technique Roofing to assess and replace the aging roof on their commercial facility. The existing roofing system had two layers of deteriorating asphalt roofing and structural steel I-beams that had been previously covered over. Technique Roofing was chosen for our experience, strategic problem-solving, and our ability to complete the project with minimal disruption to daily business operations.
This project not only earned the trust of the building owner but also led to two significant outcomes: a request for residential roofing work on the owner’s personal home and a referral that secured Technique Roofing another large commercial project.
Scope of Work
- Complete Roof Tear-Off Removed two layers of aged asphalt roofing down to the original concrete deck. Extracted unused steel I-beams that had been integrated into the roof structure.
- Vapor & Insulation System Installation
- Installed a 4 mil vapor barrier to protect against moisture intrusion.
- Installed two layers of 2.6″ polyiso insulation to meet Ohio R-30 code requirements.
- Membrane Roofing System
- Adhered a 50 mil PVC Duro-Last membrane—selected for its proven performance and watertight durability.
- Installed all new custom-fabricated Duro-Last flashings for roof penetrations.
- Edge Metal & Finishing Details Completed the perimeter with new 2-piece compression metal on all exterior edges.
- Warranty Protection Delivered a 20-year NDL material and labor warranty to provide long-term protection and peace of mind.

- Only two sides of the building allowed rooftop access—both of which were active entrances required by Air Rite’s service technicians. We worked closely with their management team to coordinate timed closures and re-openings, ensuring continuous business operation while maintaining job site safety.

The project was completed on time, on budget, and without incident—despite the site limitations.
